Terms and Conditions

In placing an online deposit to reserve any property with Real Estate 2000 ME/NH, Guest certifies that he/she has read and agrees to all terms of this agreement, conditions and policies set forth within. Each confirmation also includes all of these terms, conditions, and policies.

For reservations made over the phone, Guest will be sent the terms and conditions via email. The contract must be signed and returned by scan or fax in its entirety within 72 hours in order to confirm the reservation.

GUEST RENTAL AGREEMENT: Real Estate 2000 ME/NH is dedicated to offering vacation accommodations and superb service to our guests. We ask all of our guests to adhere to the following rental policies in order to ensure that our guests and properties receive the same great care. Real Estate 2000 ME/NH makes this agreement as agent on behalf of the owner and guest to rent the premises as a temporary guest under the terms listed. This rental agreement is unique to the registered guest and may not be sublet or otherwise assigned to any other person.

AGE REQUIREMENT: Real Estate 2000 ME/NH requires all renters who reserve or check-in to a property to be responsible adults at least 25 years of age.

RESERVATIONS: All reservations require a 50% deposit to reserve. Balance is due 60 days before arrival. Reservations made within 60 days of arrival will require payment in full at the time the reservation is made. Please make Checks payable to Real Estate 2000 ME/NH. Real Estate 2000 ME/NH accepts the payment of rent by use of a credit card such as Visa, MasterCard, Discover, American Express or Cashier’s Check or Money Order. A valid credit card must be on file, even if the initial deposit is to be made by check.

CHECK IN/CHECK OUT TIMES: In order to supply our guests a clean unit and avoid delays we ask that all guests abide by our check-in time of 3:00 p.m. and check-out time of 11:00 a.m. ANY GUEST CHECKING OUT LATER THAN 11:00 A.M. WILL BE CHARGED A LATE CHECKOUT FEE OF $75.00. Any damages found upon arrival by the guest must be reported by calling Real Estate 2000 ME/NH (508-572-0165) by 8:00 a.m. the day after arrival.

CANCELLATIONS: All notice of cancellation must be in writing. Unless you have purchased Travel Insurance, cancellation at any time results in forfeiture of your initial deposit. Cancellation within 60 days of arrival results in the forfeiture of your entire rent. Refunds are not given for cancellations for any reason including weather, travel delays or illness. In the event Real Estate 2000 ME/NH is able to re-rent the property, a refund may be provided for the amount the property is re-rented. There are no refunds for early departures.

Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Real Estate 2000 ME/NH liable. In such instance, the guest will be relocated to comparable accommodations determined by the rental agency. If there is no comparable option available, the guest will be granted a full refund. 

CSA TRAVEL PROTECTION
Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions.


VACATION RENTAL DAMAGE PROTECTION:

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd]. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Real Estate 2000 ME/NH any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Real Estate 2000 ME/NH directly if you do not wish to participate in this assignment.


In the event you do not wish to purchase this Rental Damage Protection, a $1,000 security deposit is required.

DAMAGE: Any damages found upon arrival need to be reported to Manager (508-572-0165) by 8 a.m. the day after arrival so you are not charged for damage you did not create. Guests will be responsible for any damages or theft thereafter. Accidents causing damage need to be reported upon occurrence by calling 508-572-0165.

ACCOMMODATIONS: All of the properties belonging to the Real Estate 2000 ME/NH program are privately owned. Therefore, each rental property will be uniquely different in decor, equipment, etc. Misrepresentation of any or all properties is unintentional. Real Estate 2000 ME/NH will not be held responsible for changes made by owners, printing or environmental factors.

HOUSEKEEPING: Each property is cleaned and sanitized before and after each reservation. Mid-stay cleans are available for an additional fee upon request; this service cannot be guaranteed available for all properties, please inquire. In the event that extra cleaning services above and beyond the standard departure clean are required as deemed necessary by Real Estate 2000 ME/NH, the credit card on file will be charged.

MAXIMUM OCCUPANCY: The number of guests occupying a property is limited to the number stated in the property listing. These limits are strictly enforced. No mobile homes, campers, trailers or tents of any sort will be allowed on any property. Exceeding maximum occupancy is grounds for eviction without refund.

NO SMOKING IS ALLOWED IN ANY PROPERTY: Any extra cleaning charges including but not limited to carpet, furniture, draperies or bedding needed because of smoking will be charged to your credit card. If you're in violation to this a $1,000.00 penalty will apply.

PETS: Each property on our program is individually owned and has its own pet policy as listed on each online property listing. These policies are strictly enforced. Each pet-friendly reservation requires a Pet Fee of $150.

TELEPHONE/LONG DISTANCE PHONE CALLS: NOT ALL UNITS HAVE A LAND LINE: For properties that do, long distance calls from a rental unit MUST be billed to guest's calling card or credit card or place a collect call. Phone rates will be higher than your normal service. Any calls billed directly to the property will be charged to the guest's credit card including a $10.00 service charge.

INTERNET: Internet service is available at many Real Estate 2000 ME/NH properties; however we cannot guarantee connectivity or the equipment. Real Estate 2000 ME/NH does not offer internet support beyond providing log in or access information. No refunds, full or partial, will be made for the failure of internet connection or equipment.

REPAIRS: Rental property equipment and amenities such as TVs, appliances, air conditioning, pools, hot tubs, etc. may go out of service or need replacement during your stay; we cannot guarantee the operation of all appliances. In such a case, notify Real Estate 2000 ME/NH immediately and we will do everything within our power to correct the situation. This may include making another property (of equal size and value) available for your use. However this is not always possible. This type of situation, nor nearby construction noise is cause for a full or partial refund.

COMMUNITY OR TOWN ORDINANCES: Guest agrees to abide by the covenants of the Community Association and Town ordinances within which their vacation rental property is located. The Manager has the right to refuse or discontinue tenancy if guests are found to be in violation of the rules and regulations set forth by the Community Association or Town ordinance. Our properties are located in residential areas, and as such, loud music and other disturbing noise will not be tolerated and are grounds for immediate eviction. In all cases in which this rental agreement is terminated due to a guest's disruptive behavior, all deposits and rental fees will be forfeited.

WATERCRAFT: Motorized watercrafts, such as boats, wave runners, jet-skis, etc., are not included in any rental.

INDEMNIFICATION: The guest agrees to hold the individual homeowner, Real Estate 2000 ME/NH and its employees, free and harmless for any liabilities or any loss or damages whatsoever arising from, related to, or in connection with rental of the premises. This includes, but is not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, by guest or guest of guest, or any occupants of the premise.

TERMINATION OF RENTAL: Real Estate 2000 ME/NH reserves the right to refuse or discontinue tenancy if in its opinion the guest is detrimental to the property. Any violation of the above mention policies will result in immediate eviction with loss of entire rental and deposit amounts.

CREDIT CARD: Guest will provide a credit card number as a guarantee. Guest agrees to pay all rent and/or any outstanding long distance phone charges, accept all terms of the rental agreement and accept liability for any damage to the watercraft, and any damage beyond normal wear and tear to the premises and property during the guest's term of stay with Real Estate 2000 ME/NH. In the event that the guest fails to do, these costs will be charged to the credit card on file.
GOOD NEIGHBOR POLICY
• Guest agrees to observe the following GOOD NEIGHBOR POLICY. Failure to do so is grounds for immediate termination of the Guest Agreement AND eviction without refund.
• Absolutely NO parties, large events, kegs, drugs, tents, or loud music. Overcrowding is not permitted.
• Guest understands that premises are located in a residential area and that neighbors live in close proximity. Respect for the residents is of utmost importance.
• Guest will be held responsible for all fines and penalties for neighborhood complaint calls made to the police or complaint calls to Real Estate 2000 ME/NH after hours or any other neighborhood complaint regarding Guest noise, nuisance and parties. Real Estate 2000 ME/NH HAS A ZERO TOLERANCE POLICY.
• Quiet hours are observed between the hours of 10:00 PM and 8:00 AM. Guest recognizes that other properties and neighbors are in close proximity and that noise is easily heard when outside.
• When leaving or returning to the property, please do not cause any excessive noise. 
• NO FIREWORKS ARE ALLOWED ON ANY PROPERTY

**Tax not included in nightly rates** Check in time is after 3:00 PM and check out is before 11:00 AM. An early check-in or late check-out may be available for a fee. All properties are non-smoking. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.
